Anyone Else Trying to Sell Their Home in This Market?

I guess I don't really have a question with this, I am just sort of complaining about the fact that it is so hard to think about selling your home when the market is so bad. Anyone else in this position? Have you had a lot of showings on your home? How long have you been on the market? It is tough to think about keeping your home show ready with a little one and all his toys around!

We are currently in the process of selling our home in Nebraska. It's been empty and on the market for 7 months. We are in the process of closing now, but we lost about 20,000 on it.

If it's a possibility to wait, I would try selling it in a year or so if the market gets better.

Hi,
Well we are just about to list our home. We have been hearing the stories. We found a realtor who is in sync with our feelings about the value of our house. She proposed a number that was very much in line with what we are thinking which is the first step. If it doesn't sell in six months we will pull it off the market as we don't have to sell. On the other hand I think to get the top price of where it should be could mean waiting at least 3 to 5 more years and then it may not even get back that high. That too is what I am hearing that the market will level off but never go back to where it was. Those that bought in the last few years will hurt the most.

We had our townhouse on the market when we found out that we were going to have a new little one. That was last year...Never sold it and now our newest is 6 months. We took it off the market for the holidays. My suggestion with having kids in the home is have showings give 24 hour notice. That way you don't have to worry an incredible amount in a short time span with your kids destroying as you clean! Then you can just clean at night after they are in bed!

I think it just depends. There are so many variables. My neighbor's house just sold in 4 days. I think if you have it priced correctly and have the right realtor, your chances are much better. I know a realtor who will go above and beyond to sell your home. He is also very honest and trustworthy. Write back if you'd like his contact info even if you just want to talk to him to get his expect opinion.

If you don't have to sell your home now-DON'T.. I tried to sell my home this past year. I paid 376,000 for my house and every realtor I talked with said I would only be able to sell it for 330-340,000. It is a 2 year old house. It was on the market for a year and I tried remax, help u sell and coldwell banker for realtors. I have a 3.5 year old and a 20 month old and it was h-ll trying to keep the house clean for showings. Or cleaning the house only to have the people cancel at the last minute. The market now is for people who need to buy a house not for people who need to sell a house. I have decided to keep my house for another 5 years when hopefully, the market, gets better. If you sell you house now you will NOT get what it is worth. Better luck to you!!!

I would NOT put your house on the market unless you absolutely have to. We put ours on the market over a year ago. We were building a new house and thought we had plenty of time. This was before the market took a hugh hit. Paying for 2 mortgages is not fun! Especially with a baby on the way.

I have family in the business and I'm hearing some places can be on the market for a year, pending the area and cost. Some sellers are also taking a pretty big hit on the selling price while the mortgage guidelines are more strict these days so it can be difficult for buyers to get approved for loans (esp if they have less than perfect credit). Hang in there... hopefully the market will turn around next year after the election.
