My credit score is 552 is there a credible lender or real estate agency that would allow me to buy a foreclosing home with little or no money down?

What can I do next?

try contacting HUD (housing and urban development), they may be able to help you... with such a low fico score you should wait a while until you repair your credit... if there is a lender that is willing to help you at this point, you will probably end up paying tons of fees in closing costs, a very high interest rate, and you could be taken advantage of... the first thing you should do is pull your credit report from ALL THREE REPORTING AGENCIES, and make sure they are accurate... a few years ago i pulled my credit reports and found stuff that wasnt supposed to be there... be careful of letting lenders pull your credit because every time they do it lowers your fico score...

ABOUT ME... i am a single mom to three girls ages 7,9,13 y/o and i used to work in the mortgage industry...

If you have a combination of bad credit and would like to buy a property little or no money down, your chances have temendously decreased on obtaining a home loan. Right now the mortgage industry is suffering/ falling due to the numerous amount of loans that were done based on the criteria you have mentioned. This situation most likely will change, but not soon. In the meantime, I would suggest you work on improving the quality of your credit rating.
