You didn't say why you were looking for the builder. From my personal experience, once we found the builder he refused to talk to us, period!
When we bought our house 9 years ago we found that we had some foundation issues. We knew and tried to explain that it had nothing to do with the build we just wanted original floor plans and to ask if he had by chance put in piers (we're on a hill) that had shifted.
We love this house and it actually is built very well, but when we bought it 9 years ago it was 12 years old. In my opinion, most homes at the age of 10 or so are going to start having issues unless they were maintained very well. If the one you are looking at is in foreclosure I would be willing to bet there are going to be issues.
And the suggestion from one of the posters about generally one builder does most if not all in certain subdivisions/area is true. But of course with our first home in Olathe, we happened to buy the one new home in the subdivision that the developer allowed someone else to build. And our current house, again almost all the homes were build by by the developer or his son with the exception of a handful. Ours is one of the handful.
