Dear Moms, I need you to recommend me a financial advisor since I need to make a desition between selling a rental property that is not rented to pay debt or wait until things get better. I've done many financial mistakes in the past and I don't want to go thru this again. I really want to be informed. I'm very attached emotionally to my property and my husband wants to sell it! DO NOT SIGN ANYTHING, there are companies that make promises in every arena of our lives, from debt management to funeral plots. There are only a handful of people out there who actually care about humanity, the rest are scam artists.
Like home remodelling, which I've done for over 25 years, I can only recommend a limited of number of people I would hire again.
Quit believing what you see on TV infomercials, the internet and newspaper/magazine ads.
You want to call and make sure the consultation is free.
But do not sign at that meeting. Take the information home and digest it.

A., I retired at 37 and I am now 52. We had rental property 3 places at one time. Here is what I sugguest. We held on to all our properties even when they were not rented and believe me it was hard sometimes but we muttled through. There was a time where we had to pay all 3 mortgages at once plus our home. Anyway, here is a couple of ideas, first try to rent it for less than what you were before and just get someone in there paying you something. Another is if you are going to sell it do it owner financing. Get a good down payment and hold the mortgage at a good percent rate. If you sell it out right it is a one time deal and believe me you will regret it. I would really like to chat with you on the phone to know your whole deal so I can advise you better. I know what I am talking about and did very well with my husband as we are both retired at a young age and have alot going for us. Realtors will help you but they are out for their own good not always yours.
Why is the property not rented? I'm not a financial advisor, but I have bought and sold many houses and now is not the time to sell anything. At this point things can .only get better. If it's commercial property and I'm guessing it's not because of the emotional attachment, I'd try to wait to sell and keep trying to rent it. That being said, the bank you use will have advisors and they don't usually charge anything. Also, the Clark Howard website might be able to help you, either by email or phone call. I don't think a financial adviser is what you need then. Financial Advisers generally work with your entire economic portfolio. I can tell you that any real estate investment adviser would recommend holding onto property until the market turns in your favor, which it is not right now. On the other hand. If you are lucky enough to be able to sell and come out ahead right now, your financial situation will determine whether you should sell or not. Investors have their pick of foreclosures right now, so you aren't likely to get a good price for the property now anyway. Good luck.
