I'm So Bummed! House for sale....again!

Our house has been on the market for about 6 weeks. Within about 1 week we had an offer-yay! We rushed around and looked at houses so we would be prepared. Then the buyers backed a few days later out right before signing the contract. We were so bummed, but then we got an even better off the next week! We reluctantly accepted it becasue it was contingent upon the sale of their house. We gave thme 30 days becasue we don't want to keep our house from showing so much (we were getting lots of showings).

Their option period eneded today and they backed out too! They were not getting any showings on their house and didn't want us to keep our house tied up (at least they told us now). They still may come back when their house sells, but we are back to the drawing board AGAIN! We apparently had a few more interested parties during the option period, but they backed off when they realized we had a contract even though we had the option to accept other offers.

I guess I don't have a real question-just wanted to vent and see if others have been through this. It is such a pain to keep our house on the market with 2 toddlers! .

So What Happened?

Thanks for the words of encouragement! Yes, having a house on the market is stressful-and having 2 offers fall through makes it like a roller coaster! But I do have a great realtor and she imediately put us back up "for sale" and notified all the people who have looked so far. Fortuntaly we only lost about 2 weeks of showings. The market is not quite as saturated here in Highland Village. We were showing almost daily before so hopefully it will pick back up soon!

Selling your home is like the number one stressor of all time! It is such an emotional roller coaster. I don't have any real advice, just know that I feel your pain. Keeping the house spotless "just in case" someone comes by. Yelling at the kids to keep the house clean. Finding places to go so that your not at home to mess up. Good luck.

Hey, K....

My husband and I watch a LOT of the "real estate" shows on HGTV, A&E, and TLC...

Check with your realtor, but you might want to put a clause in your future selling contracts that if the buyer wants to condition his/her purchase of your house on them selling THEIR house, that YOU still have the option of selling to someone who does not put such a condition on the contract (ie, someone who is already financed and does not have to wait on the sale of their home).

I'm glad your realtor is marketing your home agressively for you...don't give up hope.

That's not necessarily uncommon. Make sure your realtor starts marketing it agressively and that it's listed as available (as opposed to "under contract") on-line. I went through a nightmare where we were under contract with someone who represented herself as single but was married. I was moving out of state at the time. My realtor (who was part of the problem) advised against legal action or negating the contract. I was unable to purchase a home in the other state because of the mess. Ultimately, my home did sell and everything worked out for the best. I only lived in my new community for a couple of years so it was best I didn't purchase a home there.

Maybe your new home just wasn't on the market yet so this complication is just keep you in a holding pattern until your new home is ready for you!

K.! Tell your realtor to contact all relators who had previously shown it & tell them the contract fell through & it's open for offers again!

At least you've had some! We've been on the market almost 2 months w/ no offers & only 16 showings as of today. We are the absolutely best & most realistically priced in our entire neighborhood, but just haven't found "the one" yet. It's just a waiting game. There is a 6 mo. supply of houses on the market right now, when there is normally only a 2 mo. supply! We, too had someone interested right off the bat, but they're waiting to sell as well. No contingencies in this market, thank you!
