Land for Sale but Don't Want to Use a Realtor

We have 3 acres in Boyd, Tx we need to sell. We really would prefer not to list it with a realtor because of the commission. Any ideas on how to advertise it other than sticking a for sale by owner sign on it and craigs list?

Have you checked with www.fsbo.com? (fsbo is short for for sale by owner). We used them in the past and it was great. It cost $###-###-#### to get listed on their website and in their magazine (this was 7 years ago, so the price could be higher now). They even offered a class to help with all the different parts of selling your home or property and had a lawyer on staff to help as well.
We just recently moved and did use a realtor because we thought we needed the extra exposure a realtor could give us given the state of the economy. Our house sold in 3 weeks! The economy appears to be bouncing back in the Midwest. Good luck!

try ebay...

however, keep in mind that not using a real estate agent means you will have to pay for a lot of things yourself - title search, etc.

Think about the money you will be spending on advertising as well as searches, etc....

talk to a real estate agent about reduced commission if it's ONLY land and not developed...you never know until you ask.

Ad in the paper.

See if you can put up an ad in local businesses.

We have used WhyMLS.com. We paid around $500. It was listed on the MLS so it gained maximum exposure and all realtors would have access to it and they gave us all the paperwork we needed for the sale. It was so easy! Good luck!

There are some limited services realtors where you can pay a fee for specific things like listing on the MLS. You can also google "listing property on the MLS" and see if that brings up either a business or some way to post your land there. I think it is IMPERATIVE that it go on the MLS and that you put "realtors protected" if you want to see it on your own. "Realtors Protected" means if a realtor brings a buyer to you, you agree to pay their commission (generally 3%) if you don't want to pay anything to a realtor, I think you may limit your market a bit.

Have you looked into zillow.com? There is a make me move tab and a for sale tab. Overstock.com has a real estate tab, but not sure if it can be a for sale by owner.
