I looked into trying to sell our town home, but the realty fees would cripple us, so I was wondering if anyone has used the website; helpyousell.com and what they thought of it? What are the fees like in comparison and how good a job do you think they did?

We bought our home from people who used the For Sale by Owner Shoppe - similar to Help You Sell. They raved about it b/c they paid a flat fee and didn't pay commission. I thought it was great too b/c I am sure a realtor would have researched and convinced them to go with a higher starting price on the house we bought! We are in the preparation stages of selling our current house and are considering using the For Sale by Owner Shoppe ourselves. You need to have a fairly flexible schedule because you need to be available to open your houses for showings. We are a little nervous about selling on our own because of the slow market...

I sold my townhome in Plymouth by myself using this type of service 8 years ago. I tried just placing ads in the paper and that really did not bring much activity. It really took off once I got it on the MLS. I was selling in a very different market back then, but it sold quickly and a great price. At that time I listed it with a 3% commission for the incoming realtor, and I used the real estate attorney from the help u sell service to do all the paperwork. I was actually a lot of fun to run my own open houses...at least you get a great feeling of what the feedback is on your home and can make changes as needed. Good luck it could be hard to sell right now.

I recently just checked into helpusell and called on two diferrent occasions the first time the lady would not give me any info or ideas to the approx. expense and never recieved a return phone call. So anxiously I called again I got someone very helpful and said you need to attend thier 20min meeting and there will be a fee depending on your house and and plus it would hopefully be just under 5% compare to like realtor 7%. not completely helpful or detailed but just my recent personal experience. curious to other advice you recieve since I too Im looking to putting my house on market to downsize a bit.

Any one want to move to Southbrdige in Shakopee by Red Oak elementary school? We could house swap. theres probably a website on that too? SMiles

Hi E. -

I have sold two homes "By Owner" and was successful - then I eventually became a Realtor. I'm now a stay at home mom and have given up my license. My recommendation to you would be to use a flat rate program - many of the For Sale By Owners have this type of program, where you just pay a flat fee AND you have a Realtor help you with the paperwork, unless you are very well versed in real estate transactions. There are so many laws and regulations that you need to abide by. If you pay a discounted rate, prepare to get discounted service - you will definately get what you pay for. Look in the yellow pages or do a web-search, there are quite a few of different programs to choose from. As a Realtor, I hated showing For Sale By Owner listings, because it usually meant twice as much work for me and the sellers didn't usually understand the process and importance of follow thru. Good Luck and I hope you get your house sold quickly!
