McKinney Area Peeps -- What Do You Know About the Mallard Lakes Subdivision?

We are looking at homes in the Stonebridge Ranch area of McKinney. Does anyone have any insight into the Mallard Lakes subdivision and The Preserve at Mallard Lakes, off Virginia between Hardin and Lake Forest? They are Toll Bros homes. We want a friendly area where you can actually get to know your neighbors and they do things as a community (block parties, etc.) The elementary school is Walker, middle is Faubion, and high school is McKinney Boyd. Would also love insight into the elementary school in particular.

Hi H.! I don't live in Mallard Lakes but I have several clients that do and it's a wonderful community. I also have a client moving to The Preserve and they have a 5 year old girl and newborn son and they chose it based on the community.

School wise, Walker is one of the best in this area and I do have friends who children attend it - all are very happy there. Faubion is a great middle school and Boyd is the new high school (and it's HUGE) and I have heard no complaints.

Mallard Lakes has lots of people out walking with their children and dogs (I own All Critter Sitter Pet Sitting so trust me, there are a LOT of dogs, LOL) and everyone is always friendly when I'm out and about.

Let me say...."Welcome to McKinney!!" :-) You're going to love living here.

I haven't heard very good things about Faudian schools either. I don't have any specifics to share with you because it has all been conversations of conversations so I won't go into detail as I don't have first hand knowledge.

If you haven't totally settled on Mallard Lakes you might also look at Cambridge which is just down Virginia toward Ridge Road. It's not custom homes but I can tell you that the neighborhood people are second to none. We have so many neighborhood activities we almost can't make them all.

Everyone knows everyone and the really good thing about it is that there will only be about 109 homes and there is only one way in and one way out of the neighborhood. So there is no through traffic and the folks that are in there are the ones who live there. Our kids ride bikes safely, we have a ladies bunco group, we do scrapbooking, we vacation together, we do holiday parties, they guys get together etc. etc. etc.

Anyway, regardless, again you will love McKinney and the family feel almost anywhere you go. Good Luck!

I don't live in Mallard Lakes, but I drive by it every day dropping my son off to preschool. I have driven through the community and it's LOVELY! I would LOVE to live there. I'm jealous of you and your family! (in a good way)
We are currently looking for a new home and would love to live there, but our drawbacks were we wanted a newer home and pay a little less. We are looking at Prosper. Exemplary schools, huge lots, larger sq ft homes.

Back to you....I did research on the schools back when we considered Mallard Lakes, and here are the sites for those particular schools to help you with their ratings/standings compared to other schools. Greatschools.org is pretty helpful when you need a one-place stop for comparing schools.

You can't identify any neighborhood as friendly as people move in and out and it's really up to you. If you reach out and are friendly, you should not have any trouble finding people to hang out with. I would be concerned about Faubian. Not my first choice in schools. Boyd is bigger and newer, but they also have developed a drug problem from what my friends tell me, and it's so big that kids can't play sports unless they are elite caliber athletes. They won't make the team.
new neighborhoods are the best for meeting neighbors as nobody is established yet and they are looking to meet new people. Maybe the party is at your house when you move in!
