Hi - I recently posted a question about finding an area to live in, and ran into Daybreak....any comments on Daybreak, good, bad, any opinions.... :)

Oh where to begin....
We just moved OUT of daybreak in October. The area itself is nice and well kept. It has it's benefits if you have young kids that will attend school out there. The HOA is ridiculous. The fees were outrageous. The area is beautifully maintained but, for instance...they kicked us out of our driveway and garage for almost 3 weeks to "repave" when all they did was rip up one Square every 3 houses. Snow removal was a joke. I ended up shoveling my own driveway/alley on more than one occassion. The amenities are a big draw but unless you plan to use them once a week it's really a waste of money.
Also in terms of location, there really are no good quick routes out to it. It takes 25 minutes to head east to the freeway worse if traffic is bad. There
are some shops popping up and a great movie theater right there about 5
minutes away.

Also their claim of "green living" is bogus unless you build a custom house. Our home was so drafty at the doors and the seals were horrible. The heater was placed in the attic so upstairs was warm but the main living area,where we spent most of our time was freezing. We spent so much on heating because of this. I know we weren't the only ones with this problem either.

So the cons outweighed the positive for us and we ended up moving. I hope this helps

We live near Daybreak - cute community, the houses are unique, the parks are great and I've heard the community center is great as well. What I have also heard, however, is that the HOA can be a little bit ridiculous (like what flowers you are allowed to plant, cost, etc). I have also noticed that the yards are VERY small and the houses VERY close together.

I feel bad that a lot of people who aren't LDS feel so isolated in this community. While I am LDS, I have lived in many different places and have been "the only Mormon" in a city where the predominant religion was Baptist and another time when they were mostly Catholic. I say the best thing to do is get involved in the community, in the school, etc. I as a parent have NO problem with my children's friends - regardless of their religion, as long as I know the parents. I don't send my kids to people's houses when I don't know their parents, so if you get involved in school, mom's clubs, etc., then I really hope you won't feel isolated.

The houses in Daybreak are very nice, brand new, and large. The draw back (in my opinion) is that the community is way out there and no trees. The houses sit outside of Salt Lake and grocery stores and shopping are a bit of a drive. It depends on what you like. The yards are new so most don't have any mature trees and smaller yards for the size of house. One really positive thing is that a new LDS temple was just built close by. I think real estate near temples seems to go up. If you have kids there are a lot of families moving there and it would be a fun and safe neighborhood for riding bikes, etc. Good luck! I love Salt Lake btw it's a great place.

I agree it is a 25 min commute to the freeway. The biggest problem I see is that if you are not of the predominant faith (LDS) in the community you will find it very isolating. Sadly even a lot the younger of the faith today have been led to believe that they are better and your kids are rarely invited to their houses for play dates or parties, you will always be the last to find out what is happening in your community.I don't know if a lot of of it is intentional but it sure feels like it when you are on the receiving end. My suggestion would be to look at Midvale, Murray, Sandy even parts of Draper would be better. You will have a more diverse community. Sorry to sound blunt but I have lived here 8 years and still run into these issues.

I live very near there and can help you search for homes, you should give a look at the one on cadbury dr (S jordan) -- I ran into a guy who does night-surveilence on Daybreak roads and says he runs the car all night long, and nothing ever happens - He says that if he DID see any person doing 'wrong' he couldn't do anything about it because he's not a cop... therefore, the community pays a buttload of $$ for nothing. I was appalled that a car ran all night for that service, makes me sick.
***I COMPLETELY agree with the other mom's stating that its 'WAY OUT THERE' ---we use to live by jordan landing and it took forever to reach the freeway etc***

Pros: Beautiful planned neighborhood. Nice houses. Great community. Near shopping.

Cons: no mature landscaping, and a TERRIBLE commute to anywhere else in the valley because it is so far west, and there just isn't a really good East/West route. Although, there is some current construction opening up an additional freeway on/off ramp from I-15 onto 11400 South. That will run you straight out to Daybreak and will alleviate a lot of the traffic and congestion on 10600 S (the current route to Daybreak) when it is completed.
